What each column is, and where it comes from.

Simulated spread: The distance between the demo engine’s bid and ask, in the instrument’s own price, and what that distance is worth on 1.00 lot in US dollars. The engine keeps it fixed for each instrument and moves a simulated price around it: a random walk made in the terminal’s database. It is not a market spread, and a live spread varies with the market.
Commission per lot: US dollars for 1.00 lot. The demo takes it from the balance once, when the position is opened, in proportion to the size.
Swap long and swap short: US dollars for 1.00 lot for each whole 24 hours a position is held: “charged” is taken from the result, “paid to you” is added to it. The demo settles swap when a position, or a part of it, is closed. The column shows the day the table names for three nights; the demo engine itself counts three for a day that lands on a Wednesday.
Contract size and sizes: What 1.00 lot is, then the smallest order, the step sizes go up in, and the largest order, in lots.
Margin: What 1.00 lot sets aside at the leverage chosen above the table: the position’s size in US dollars divided by the leverage. For a currency pair the size is the base currency’s worth; for anything else it is the price times the contract size. It is worked from the simulated price read with the table, so it moves when that price does. A demo account can be opened at 1:500, 1:200, 1:100, 1:50, 1:30, 1:10, 1:1; the CSV file carries all of them.
Trading hours: The session line the demo terminal holds for the instrument, and whether the demo engine closes it at the weekend. Where it does not, a demo order is filled at a simulated price on a Saturday as on any other day.
Worked example: 0.10 lot opened, held one whole day that does not count three, and closed: the spread once (paid half on the way in and half on the way out), the commission once, and one night’s swap, added up from that row’s own figures. A price move is not in it: this is what the trade costs before the market does anything.
